Why Fire Risk Assessments Are Essential (Your Legal Duty)

Fire risk assessments aren’t just best practice – they’re a legal requirement for most UK businesses and organisations. Under the Regulatory Reform (Fire Safety) Order 2005, the Responsible Person must ensure a “suitable and sufficient” fire risk assessment is conducted and kept up to date. This process identifies fire hazards, at-risk people (especially vulnerable groups), and evaluates existing fire safety measures. By law, you need a written record of your assessment and an action plan to address any issues.

Key reasons you need a Fire Risk Assessment:

Legal Compliance & Liability

Avoid fines or prosecution by meeting your obligations – all businesses must have a written fire risk assessment and review it regularly.

Safeguard
Lives

Proactively reduce the risk of fire to protect employees, customers, residents, or students. Ensure everyone can evacuate safely if a fire occurs.

Property & Asset Protection

Identify and fix fire hazards (e.g., faulty wiring, blocked exits) before they cause damage or downtime. Often required for insurance validity.

Peace of
Mind

With a current fire risk assessment, you can demonstrate to authorities, tenants, or stakeholders that you are taking fire safety seriously and have a clear plan to improve where needed.

What to Expect from a Spectis Fire Risk Assessment

We combine technical expertise with a supportive, straightforward approach so you get both compliance and clarity. Spectis goes above and beyond a standard fire risk assessment to provide actionable results that make your life easier.

Key features of our service:

Dedicated Account Manager FireAct

Comprehensive Risk Assessments

Our assessors meticulously inspect your premises – identifying ignition sources, fuels, and oxygen sources, checking fire alarms, emergency lighting, extinguishers, escape routes, signage, and more. We even include a sample fire door inspection (5–10% of doors) during the assessment to gauge the overall fire integrity of your site (a step many providers skip).

DBS-Checked & CPI-Trained Team

All Spectis surveyors are enhanced DBS checked (cleared to work around children and vulnerable adults) and CPI-trained to work considerately in sensitive environments. Our team’s professionalism and sector-specific experience (NHS, education, housing, commercial) means assessments are done thoroughly, respectfully, and with minimal disruption.

Flexible Scheduling

We work around you. Whether it’s a hospital ward, a school, or a 24/7 operation, our assessors schedule visits at times that cause the least disruption – e.g. after visiting hours, during school holidays, or off-peak business hours. We understand operations and will coordinate to avoid interrupting your critical activities.

Clear, Actionable Reports

You receive a user-friendly report, with easy-to-understand findings backed by technical detail. Every finding is explained clearly. We prioritise remedial actions using a Red/Amber/Green (RAG) system, so you immediately know what’s critical, what’s important, and what to monitor. Each recommended action is mapped onto your floor plan (via our Bolster fire safety app) for visual clarity.

Risk-Adjusted Remedial Plan

Unlike generic reports, Spectis provides a forward plan. Along with identifying issues, we give practical next steps with risk-ranked urgency and even ballpark cost estimates. You’ll know exactly what needs doing and can budget accordingly – no guesswork required.

End-to-End Support

We don’t leave you with a report and walk away. Need help fixing an issue? Our sister company, Fireact, can quote for any remedial works identified. In fact, if you choose Fireact for the improvements, we’ll discount your assessment fee – making safety improvements even more cost-effective. It’s a seamless journey from assessment to solution, with Spectis as your partner at every step.

Frequently Asked Questions

What is a fire risk assessment, and do I really need one?

A fire risk assessment (sometimes called a fire safety assessment or fire safety audit) is a systematic inspection of your workplace or building to identify fire hazards, evaluate the risk to people, and detail measures to improve fire safety. In the UK, they are legally required for virtually all non-domestic properties – so yes, if you’re responsible for a workplace, commercial building, or any property open to the public (including common areas of residential blocks), you need one. It’s not just about ticking a box for the law; it’s about keeping people safe and protecting your property from fire.

How much does a fire risk assessment cost?

The cost can vary depending on the size and complexity of your premises. Spectis provides personalized quotes rather than flat fees, to ensure you get a fair price. Factors include the number of buildings/floors, the complexity of the environment (e.g., lab or industrial settings may take longer), and location. Contact us for a quick quote – in many cases, we can give an estimate over the phone by asking a few questions. (Remember, if you proceed with recommended remedial works through us, we’ll rebate part of the assessment cost!)

How often do I need to review or renew my fire risk assessment?

It’s recommended to review your fire risk assessment at least annually, or sooner if there have been significant changes to the building or use. Also, after any fire incident or near-miss, you should update the assessment. The law says assessments must be kept “up to date,” so if you renovate, change occupancy levels, or alter the internal layout, those are triggers for a new review. Spectis offers reminder services and discounted re-assessments for returning clients to help you stay compliant.

Can I do a fire risk assessment myself?

Legally, the Responsible Person can conduct their own fire risk assessment if they are confident they have the necessary knowledge and experience. In practice, many businesses choose professional assessors for peace of mind and thoroughness. Fire safety can be complex – our certified experts know exactly what to look for (including hidden issues you might miss). By using Spectis, you ensure nothing is overlooked and you get proper documentation. It also shows regulators and insurers that you’ve had a qualified assessment, which can be beneficial.

What are Type 1, Type 2, Type 3 and Type 4 fire risk assessments?

These refer to different levels of intrusiveness for residential fire risk assessments (especially in blocks of flats or HMOs):

  • Type 1: Common parts only, non-destructive (visual survey of communal areas, e.g. corridors, stairwells, plant rooms). This is the basic standard FRA for most blocks.
  • Type 2: Common parts, destructive inspection (the assessor may open up construction elements in communal areas to check inside walls or voids for hidden fire-stopping issues).
  • Type 3: Common parts + inside a sample of private dwellings, non-destructive (expands Type 1 to also review flats/apartments internally for things like smoke alarms or internal fire hazards, without causing damage).
  • Type 4: Common parts + dwellings, destructive (the most comprehensive – includes opening up construction within both communal areas and a sample of flats to check for hidden problems).
  • Spectis can conduct whichever type is appropriate, and we’ll advise you on what’s needed based on your building and any specific concerns. For example, housing providers often start with Type 1 across all blocks, then do targeted Type 4 surveys if high risk issues are suspected (such as post-Grenfell cladding concerns).

What if my building has many issues or “fails” the assessment?

The goal of a fire risk assessment isn’t to pass or fail; it’s to uncover risks so they can be addressed. If we find many issues, our report will clearly prioritize them. You might need to take actions like installing emergency lights, clearing clutter from exits, fixing faulty alarms, or upgrading fire doors. Whatever the findings, Spectis will guide you on next steps. And remember, we can assist with the remedial work through our partners, making it easier to rectify problems quickly. We’re here to support you until your premises is up to standard. Once you address the recommended actions, you’ll have peace of mind that your building and occupants are much safer.
