It’s not just about ticking a box for the law; it’s about keeping people safe and protecting your property from fire.

How much does a fire risk assessment cost?

What are Type 1, Type 2, Type 3 and Type 4 fire risk assessments?

These refer to different levels of intrusiveness for residential fire risk assessments (especially in blocks of flats or HMOs):

  • Type 1: Common parts only, non-destructive (visual survey of communal areas, e.g. corridors, stairwells, plant rooms). This is the basic standard FRA for most blocks.
  • Type 2: Common parts, destructive inspection (the assessor may open up construction elements in communal areas to check inside walls or voids for hidden fire-stopping issues).
  • Type 3: Common parts + inside a sample of private dwellings, non-destructive (expands Type 1 to also review flats/apartments internally for things like smoke alarms or internal fire hazards, without causing damage).
  • Type 4: Common parts + dwellings, destructive (the most comprehensive – includes opening up construction within both communal areas and a sample of flats to check for hidden problems).
